How much will your service cost?
We don’t charge for general buy to let advice – this can be a coffee, lunch or a chat.
However if we research the market, identify a property, accompany you or attend viewings on your behalf and then negotiate the purchase for you, we will charge you a fee based on our time. This typically ranges from .5% – .75% of the purchase price.
For example, if we secure a property in Dublin 2 for €300,000 , we will typically charge you between €1,500 and €2,250 plus vat. The fee is only charged when you have bought a property.
Wont you just recommend properties you have for sale yourselves?
We will buy a property on your behalf from any agent. Once we have identified the property, we’ll contact the agent and make an appointment to view it. In fact, we can’t act for you and act for the person selling the property at the same time as a conflict of interest could arise.
I’ve heard being a landlord is a hassle. Is it?
It can be – but we’re here to help with that.
As a landlord you have responsibilities towards your tenants and you need to make sure you’re properly armed to deal with all possibilities.
In addition you need to consider:
- Minimum Housing Standards
- PRTB Registration
- Building Energy Rating compliance
- Tax compliance

Can I buy this through my pension?
Yes – in fact it makes a lot of sense to do this.
